PAREX helps to bring seaside hotel back to life

A variety of Parex render products feature on the exterior to a new 82-room Travelodge which has been created following the total refurbishment of a former Victorian hotel in Llandudno, North Wales.

The £3.5 million scheme has seen the transformation of the former Clarence Hotel close to the resort’s seafront which had closed its doors in 2009. The building deteriorated further with a fire in 2010.

Conservation officers were keen that the new development should echo the appearance of the original hotel which had rendered facades and Parex was specified for restoring the existing finish back to its former glory and recreating the desired exterior finish for the new 20 room annex to the rear of the property.

The original building had suffered substantial failure and cracking of its render and the refurbished façade was created using Parex Maite as a bonding/sealer coat to the exposed areas of masonry where around 50 per cent of the original render had been removed.

This was followed by a dubbing out coat of Parex Monorex GM mineral render with TV10 mesh embedded for reinforcement. Then, to replicate the west dash effect, Maite was machine spray applied to match the existing finish. At ground floor level, applicator Taylormade Facades recreated the original horizontal rustification by cutting into the Monorex GM finish.

The new rear extension features Kingspan SIPS insulated panels with RCM Renderflex external grade render boards directly fixed and an application of the PAREXDIRECT Acrylic render system to provide the final coating. All reveals to windows and doors received Parex WeatherTech Weatherseal to provide a secondary weather barrier, prior to application of Maite and 355 AVU Mesh to seal the render board joints.

A reinforced base coat of Maite and 355 AVU mesh was then applied prior to a further spray applied coat of Maite. The whole building then received a decorative coating of Parex 311 Coating to create an even colour finish.

All the missing features to the main building were replicated which comprised most of the under soffit mouldings, feature dentils and all mouldings to the fronts bays. The second floor windows with the triangular features were also replicated in most instances. On the new rear extension all the features are new.

These bespoke mouldings were all recreated using high performance EPS which were detailed to match the existing features, coated with Maite, bonded to the new render finish and then all received a matching finish to replicate the existing, using the Parex range of DPR coatings.
